Pay Your Rent

Pay your rent online now. Rent is due by the 1st of the month. Late fees will be assessed if your rent is not received by the 3rd. Additionally, you may set up automatic withdrawals from a checking/savings account.

Maintenance Request

Login and fill out the maintenance request form and we will contact you. For emergency requests, please contact us directly at 507.405.2824. Please allow our technicians 3-5 days to troubleshoot and fix your problem.



At College Town and Carson Townhomes, we lease by the bedroom. In an individual lease, you are only responsible for the payment of your bedroom space. All roommates will split shared utilities and be responsible jointly for the common areas.

We have a term lease that begins on a specific date and ends on a specific date for one fee. This fee is divided into 12 equal installments for your convenience.

The standard term is August 1 to July 14, with payments made in 12 equal installments. Limited alternate dates are available; please inquire with our staff.

Rent is paid online through the College Town Resident portal or Carson Townhomes Resident portal. You may set up re-occurring payments or make a one time payment with an e-check, credit, or debit card. Additionally, residents may set up automatic withdrawals from a checking or savings account through their resident portal. For more information, please speak to your site manager.

Rent is due on the 1st of each month and is considered late if not received by the 3rd. If the rent is not paid by the 3rd a late fee will be added to your account.

We do not provide any lease break or buy-out options. However, residents might be able to sublease the bedroom to a new resident, provided he or she meets the criteria and executes a lease agreement. Please contact your site manager with any questions.

Each apartment will receive a mailbox key. The mail will be sorted and delivered via USPS to the designated mailbox. Packages will be delivered to the leasing office. When you have a package you will get a text message and will just need to bring an ID to the leasing office to sign for your package.

Pets may be allowed at College Town or Carson Townhomes upon approval. If approved, two dogs/cats are allowed per apartment. Pets must be registered before they may reside in the apartment. The owner must pay a non-refundable pet fee of $300 per pet. There is a monthly pet rent of $25 per pet. Please inquire with the office if you would like to bring your furry friend with you.

No more hassling over who signs up for the utility bill and getting money out of your roommates. Each resident will sign up with SimpleBills and pay them directly. SimpleBills will divide the bill among all residents residing in the apartment so you will pay your portion directly to them. This makes it convenient for everyone for paying their portion of the bill. Detailed information about how to set up your account with SimpleBills will be provided prior to your scheduled lease start date.

Prior to your move-in day:

  • Make sure all of your lease documents are signed
  • Make sure rent and other monies due are paid in advance, we do not accept payments in the office.
  • If you are not enrolled in our Liability Insurance you will have to submit your personal insurance in advance of moving in.

Move in day:

  • Check in starts at 9 AM at the Leasing Office.
  • Please bring your photo ID.
  • We will check your account and assign your keys.

Please monitor your email on file as our staff will provide periodic updates during the days and months leading up to move-out day.

Our staff maintains constant communication with each resident by use of email, College Town Resident Portal / Carson Townhomes Resident Portal and social media. Additionally, phone calls and/or text messages may be utilized to relay urgent messages. Please monitor your email that we have on file, the resident portal, and our social media outlets for the most up-to-date information.

You can select your own roommate(s) or you can apply on your own and we can match you with other residents. Applicants answer a short list of lifestyle questions to help in the matching process.

All residents are required to have liability insurance. You can sign up through us for a minimal fee or provide a copy of your own policy.

If there is an emergency maintenance issue such as a fire, water leak, or other safety related matter, please call our office right away at 507.405.2824. If the issue is not an emergency, you may submit a maintenance request through the College Town Resident portal or Carson Townhomes Resident portal. Please allow our technicians 3-5 days to troubleshoot and fix your problem.

If you have a safety related emergency requiring immediate assistance, call 911. For all other after-hours emergencies, please contact us at 507.405.2824 option 9. When prompted, please leave your name, telephone number, unit number, and a detailed description of the emergency and our on-call team member will return your call in a timely manner.
