How do I qualify for a lease?
All incoming residents must satisfy one of Tailwind Management’s three Move-In Qualification Standards, which must be completed within seven days after signing the lease contract. The three options are:
- Method #1: Provide a Qualified Guarantor – A guarantor must meet all required screening and income qualifications and sign the Guaranty of Lease Addendum. A guarantor is an individual who will co-sign the lease agreement. A guarantor is someone with income and good credit standing who is willing to co-sign and guaranty that the lease will be paid. Credit checks are performed on guarantors to ensure they qualify. Upon approval, the guarantor will share financial responsibility for the full lease term.

- Method #2: Enroll In the Guarantor Waiver Program – Pay the once-annual Guarantor Waiver Program non-refundable fee of $550 and sign the Guarantor Waiver Addendum. This program eliminates the need for a guarantor.

- Method #3: Self-Qualify by Income – Demonstrate verifiable income that meets Tailwind Management’s income threshold (3.5 times the monthly installment) and completing the Self-Qualifying screening (passing a background and credit check).

What do I do if I have a maintenance problem?
If there is an emergency maintenance issue such as a fire, water leak, or other safety related matter, please call our office right away at 833-863-8108 (College Town Residents) or 888-840-4154 (Carson Residents). If the issue is not an emergency, you may submit a maintenance request through your Resident Portal.
What do I do if I have an after-hours maintenance emergency?
If you have a safety related emergency requiring immediate assistance, call 911. For all other after-hours maintenance emergencies, please contact us at 833-863-8108 option 9 (College Town Residents) or 888-840-4154 option 9 (Carson Residents). When prompted, please leave your name, telephone number, unit number, and a detailed description of the emergency and our on-call team member will return your call in a timely manner.
Is insurance required to live at College Town Mankato?
All residents are required to have $100k property damage liability coverage or a property damage liability waiver (PDLW). The monthly fee for a PDLW is $15 in addition to your monthly installment or you can opt out of PDLW if you have an approved insurance policy that meets our requirements by submitting it via tailwind.confirminsurance.com.
Under your Lease, you are automatically enrolled in the Personal Contents Insurance Plan (CIP) for $6.50/month. The CIP coverage is for certain damage to your personal property. Participation in the CIP is voluntary, and you may opt out at any time. If you do not wish to participate, you will need to fill out and sign a separate “Contents Insurance Plan – Opt Out Form” and email it to [email protected].
What do you mean by individual leases or by the bed?
At College Town and Carson Townhomes we lease by the bedroom. In an individual lease, you are only responsible for the payment of your bedroom space. All roommates will split shared utilities and be responsible jointly for the common areas.
We have a lease contract that begins on August 1st and ends on July 14th. The lease contract is divided into 12 equal installments for your convenience.
When do the contracts start and end?
The standard term is August 1 to July 14 with payments made in 12 equal installments.
How do I pay my monthly installment and when is it due?
Your monthly installment is paid online through your Resident Portal. You may set up re-occurring payments, automatic withdrawals, or make a one-time payment with an e-check, credit, or debit card. Please speak to your site manager if you have any questions.
Your monthly installment is due on the 1st of each month and is considered late if not received by close of business on the 3rd. If the installment is not paid by the 3rd a late fee will be added to your account.
Are pets permitted? What kind of pets do you accept?
Pets may be allowed here upon approval. If approved, two dogs/cats are allowed per apartment. Pets must be registered before they may reside in the apartment. The owner must pay a non-refundable pet fee of $350 per pet. There is a monthly pet installment of $25 per pet. There are no pet fees for approved assistance and service animals. Please inquire with the office if you would like to bring your furry friend with you.
Do I have to pay a pet fee/register my pet if I have fish/gerbil/hamster/rat/snake/tarantula/bunny?
Small, caged pets such as fish, gerbils, hamsters, rats, snakes, tarantulas, or bunnies are generally permitted at College Town. These types of pets do not require a pet fee or monthly pet installment. However, we do ask that residents notify the office if they plan to have one of these pets in their apartment. Please contact the office if you have any questions about specific pets.
What if I need to break my lease or I do not return for spring/summer classes?
We do not provide any lease break or buy-out options. However, residents might be able to relet the bedroom to a new resident, provided they meet the criteria and execute a lease agreement. Please contact your site manager with any questions.
How do I receive mail and packages?
Each apartment will receive a mailbox key. The mail will be sorted and delivered via USPS to the designated mailbox. Packages will be delivered to the leasing office. When you have a package, you will get an email and will just need to bring an ID to the leasing office to sign for your package.
What utilities should I expect to pay?
Residents are responsible for electric, water, sewer, and gas services associated with their apartment. These utilities are billed separately from rent; however, the charges will be posted to the resident ledger by the 1st of each month for easy payment through the resident portal.
Do you offer roommate matching?
Yes! You may select your own roommate(s) or apply individually and be matched with other residents. During the application process, you will complete a short lifestyle questionnaire to help us pair you with compatible roommates. If you do not apply with specific roommates, roommates will be assigned once the unit is filled or prior to move-in.
What is the move-in process and what do I need to do?
Please ensure the following items are completed prior to your scheduled move-in:
- Sign all lease documents (including guarantor documents if applicable).
- Pay all installments and charges due through your resident portal (payments are not accepted in the office on move-in day).
- Provide proof of renter’s insurance or enroll in the PDLW program.
- Complete your PetScreening profile (required even if you do not have a pet).
- Add an emergency contact to your resident profile.
- Submit vehicle information if you plan to park on-site.
- Review the Resident Handbook.
What to Bring or Expect on Move-In day:
- Please bring a valid photo ID.
- Stop by the leasing office to pick up your move-in packet and unit keys.
- Check your email for your assigned move-in schedule, as specific times may be assigned to cottages to help manage traffic on-site.
What is the move-out process and what do I need to do?
Please monitor your email on file as our staff will provide periodic updates during the days and months leading up to move-out day.

Is parking available? How much does parking cost?
Parking is available at the community and is free for residents on a first-come, first-served basis. Residents are required to display a valid College Town parking pass at all times. Parking passes will be provided at move-in. Fees may apply for lost or replacement parking passes.
Is there a shuttle to campus? When does it run?
While the community does not operate a private shuttle, there is a public bus stop located just steps from the property off Timberwolf Road that provides convenient access to campus.
Do you have to be a student to live at College Town Mankato?
No, you do not have to be a student to live here. We welcome anyone who meets the community’s rental qualifications.
How do I connect to the internet at College Town or Carson Townhomes?
At College Town, internet service is provided. Residents can connect directly to the wall using an ethernet cable. If you would like Wi-Fi in your apartment, you may connect your own router to the ethernet port.
At Carson Townhomes, internet service is not included. Residents are responsible for setting up internet service through their preferred provider.

Can I paint or hang things on the walls?
Painting the walls is not permitted. Residents may hang items using small nails or command strips. Please make sure any holes are properly filled at move-out to avoid potential damage charges.
Is a security deposit required?
A traditional security deposit is not required. We offer several qualifying options including self-qualification, guarantor qualification, or the guarantor waiver program.
What kind of information is needed to process my rental application?
Applicants will be asked to provide the following information:
- Full name, email address, and phone number
- Date of birth and Social Security number
- A valid photo ID (uploaded and verified)
- Current address information
- Any required financial information
- Completion of the lifestyle questionnaire for roommate matching
- The option to list preferred roommates if you plan to live with specific individuals
- Agreement to the screening criteria and authorization form
Why is the guarantor waiver program listed on my lease if I have a guarantor?
The guarantor waiver program appears on all leases as an additional qualifying option. It may be used if a qualified guarantor is not added or if an applicant completes the application as self-qualified but is approved with conditions. Please note that the guarantor waiver program is only available to student applicants.
What other fees are there at College Town?
Residents are enrolled in a Rent Reporting service for $8.95 per month. This program allows on-time rent payments to be reported to credit bureaus to help build your credit history.
